The challenge

Before Resident Payouts, WRH Realty processed security deposit refunds the way most of the industry still does: manual checks. For Dan Buschlen, VP of Finance, the frustrations were familiar – stop payment fees when checks went missing, reissuance requests that pulled accountants off other work, and the constant risk of issuing a duplicate refund if the process wasn’t followed precisely.

The cost wasn’t just financial.

It was the resource drain: accountants processing stop payments, the AP department reissuing and remailing checks, on-site managers fielding calls from residents disputing refunds they claimed never arrived.

The solution

When WRH Realty’s Zego account manager introduced Resident Payouts in August 2024, Dan didn’t hesitate, even knowing the product was in its earliest, non-integrated form. WRH Realty became one of Zego’s first non-integrated Resident Payouts customers, and later joined the pilot for the first-ever Yardi-integrated version of Resident Payouts.

With the Yardi integration, staff now initiate payouts directly within Zego using resident data that syncs automatically from Yardi. Once a payout is disbursed, the completed transaction posts back to the Yardi ledger. No manual entry, no workarounds. Residents receive a link from FINTAINIUM® to choose their preferred refund method: Check, ACH, or Rapid Pay™.

For Dan, the decision to stay with Zego over alternatives came down to something straightforward: who holds the money.

On-site managers have gained a new level of transparency into the payout process. When a resident calls to say they didn’t receive their refund, managers can see exactly when the email was sent, and resend it on the spot.
